The
main delay in providing bridging loans is generally
the completion of the necessary legal works. In most
cases if a client wishes to proceed with a bridging
loan we do not require a completed application form.
This means we can issue a formal offer of finance directly
to the client's solicitor within 24 hours and sometimes
on the same day.
In addition to this and where possible
we try and use a mortgage indemnity guarantee policy
that negates the need for 90% of the legal work. It
is quite possible to complete within 72 hours if this
type of policy can be used.
At all times we will liaise with all
parties to make sure everything is moving as fast as
possible.
